Roof restoration with fresh membrane coating in progress

Add Twenty Years to a Tired Roof

At BGT Roofing, a full roof restoration is a cost-effective way to extend the life of a tiled roof. For a fraction of the price of a re-roof, you get fresh bedding, fresh pointing, and a sealed and coated surface that adds meaningful service life back to the roof. We restore concrete and terracotta tile roofs on residential, strata and small-commercial properties. Every restoration starts with a written scope after a measured inspection - so you know what's being done, in what order, and what it will cost before we set up scaffold. We can also take care of any itemised repairs at the same time. Call 0412 884 644 for a restoration quote on your Molendinar roof.

Roof restoration stages by BGT Roofing

The Five-Stage Process

Every full restoration runs through the same five stages, in this order:

  1. High-pressure clean - We clean the whole roof back to bare tile, lifting moss, lichen, dirt and the chalky residue from the old membrane.
  2. Repairs and replacements - Broken tiles swapped, valleys checked, flashings re-dressed where needed.
  3. Re-bedding - Old bedding cut out, fresh sand-cement bed laid under every ridge and hip cap.
  4. Flexible pointing - Polymer-modified pointing trowelled over the fresh bedding so it moves with the roof instead of cracking out.
  5. Primer plus two membrane coats - Sealer primer first, then two coats of high-build membrane in the colour you choose, sprayed and back-rolled for full coverage.

Frequently Asked Questions

A restoration keeps the existing tiles and renews everything around them — bedding, pointing, broken tiles, sarking where needed, and a fresh membrane coat. A re-roof strips the tiles entirely and lays a new roof from sarking up. Restoration is the right call when the tiles themselves are still structurally sound; a re-roof is reserved for roofs where the tiles, sarking or battens are genuinely past saving.
